Director/Assistant Vice President of Real Estate

Description   We have an excellent opportunity for a full-time Director/Assistant Vice President of Real Estate based in our Baldwin Park, CA office.  The Director/Assistant Vice President of Real Estate is responsible for managing the real estate functions of the company and developing the real estate team. General Responsibilities Planning and managing the activities of the Real Estate department's new store opening goals for the year as well as related activities in supporting those opening goals. Responsible for all phases of site selection and transaction negotiations, design and entitlements for new store development and remodeling activities for all restaurants and other various company real estate needs and projects. Oversees the entitlement and permitting process with the Manager of New Store Development being a direct report. Develops the Real Estate team and manages their activities including market planning, site selection, research, cost estimates, time lines and feasibility, negotiations and document execution. Works with the Real Estate legal team activities including documentation of deals and administration of the transactional contracts. Maintains and develops relationships in the industry with developers, brokers and related networks to promote and support the company's real estate needs. Setting departmental goals including achieving the number of new projects approved for acquisition and ultimately the number of new store openings for the year. Engaged with market planning strategy and execution and market research. Interfaces with developers and developer's architects, coordinates work of various consultants with in house teams to manage the development process and entitlements and processes leading to construction permits. Minimum Requirements   Qualifications Bachelor's Degree in Business and or Real Estate(preferred) Minimum 10+ years of restaurant real estate experience with emphasis on quick-service restaurants. Minimum of 5+ years leadership experience, preferably managing a large team of real estate professionals. Diversified experience in real estate development, site selection, basic architecture and interior design, building permit process, asset management and property management functions. Understanding of financial and accounting principles and the structuring and effects on balance sheets and P&L's. Knowledge of general construction and materials a plus. Excellent verbal and written communication skills, presentation skills, and strong human relations skills. Strong customer service orientation.  Creative problem solving abilities and outstanding organizational skills. Strong computer proficiency; Excellent in MS Office applications. Strong attention to detail and good time and project management.

The fraudster will send a check to the victim who has accepted a job. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
